You shouldn't have any problems, with the way the market is. My wife's parents had their house on the market about a year after Katrina asking $230K, and now they are down to $169k and it still hasn't sold, and it's in Airline park. I am sure an agent would be more than happy to see a person looking to buy.

how many bedrooms, bathrooms, square footage, and does it have a garage.
3 bed rooms, 2 full baths, living room, dining room, large den in the rear, w/second dining room. Approx 1800 sq ft no garage, but it does have a car port. EDIT: Oh yeah, and an outdoor in ground hot tub.
