the deposit i get back after we check out, so no worries.. as long as lay-lay doesn't leave his man juice all over the place...
the rent is due 21 days prior to the check in date.. which would be the 19th of July.. so if you guys wanna cut me a check before then that would be cool.. we take the headcount and split it by that. 9 is what we had last time we had a show of hands.. otherwise i will cut another check in July and mail it, whoever hasn't chipped in by then can pay me when we get to FL..

This agreement, made between _***************____, hereinafter referred to as the Renter and *********, hereinafter referred to as the MANAGER furnishing the services of 1999 Devmor Court Condo.
It is mutually agreed between the parties:
1. This agreement shall be from 3:00 PM – check in time (day one) until 10:00 AM – check out time (last day).
2. Payment must be made in full including deposit at least 21 days prior to the date of arrival. If renter fails to make such payment the owner shall have the right to cancel this agreement and retain any deposits paid by renter to owner. This may be waived at the discretion of the owner under certain special circumstances such as last minute bookings.
3. Pets are not permitted
4. Renter or Renters companions must be at least 25 years old unless accompanied by an adult guardian or parent.
5. Advance payment (Deposit) is required when reservations are made. Manager will not be able to hold this unit without a deposit.
6. Deposit of $200 is required. This amount does not apply to rent. This amount shall be refunded within 14 days from departure. provided: that there is no damage, loss or excessive cleaning necessary to the unit or it’s contents or any other units or common areas. Any damage in excess of the deposit amount shall be the responsibility of the renting party.
7. Cancellations made prior to 30 days from date of arrival shall forfeit $50.00. Cancellations made within 30 days of check in shall forfeit their deposit.
8. CANCELLATIONS MADE WITH 7 DAYS OF ARRIVAL WILL LOOSE THE RENTAL AMOUNT PAID AND HAVE THE DEPOSIT RETURNED.
9. All dishes shall be cleaned or placed in the dishwasher for cleaning prior to departure.
10. Please do not take chairs from the Patio for use on the beach or poolside. Beach service is provided for this purpose.
11. No glass containers or food items are allowed at the pool. There is no lifeguard so swim at your own risk. An adult shall accompany all children using the pool. The pool hours are 9:00 AM until 10:00 PM.
12. All garbage shall be placed in a plastic bag and disposed of in the dumpster – located near the pool area before checking out. No garbage or other items shall be placed in the trashcans without a plastic bag.
13. The owner shall have the right to remove any guests that are disturbing others or causing obnoxious behavior. No rent shall be refunded under these circumstances.
14. All food in the refrigerator and cabinets shall be disposed of before check out.
15. . There is a lock box on the front door. The code for the lockbox will be given to you prior to arrival.. The phone in this unit is for your use when making local calls only. You might want to consider bringing a phone card if you will need to make any long distance calls during your stay.
16. There is a 3 night minimum stay.
17. There is no daily maid service. Linens and towels are provided. Beach towels are provided. Towels for use in the bathrooms should not be taken to the beach. Please bring your own beach towels if you will need more than six for the beach or pool.
18. Hurricane policy: If the National Weather service issues a Hurricane warning for the area of this condo the owner shall refund any unused portion of rent due by the renter or any renter scheduled to arrive during the warning period.
19. This contract may not be assigned or transferred without the consent of the manager.
20. No man juice secretion on property walls (Soleil)
