Here is my Craigslist ad. I got a new job back home and need to have someone take over the remainder of my lease till Dec. 2010. Thanks!

1 Bedroom apartment with fire place, refrigerator, dish washer & two covered parking spaces. 1.5 miles to Scaleybark park & ride light rail station with a 20 minute ride to Uptown. I have taken a new job back home so I need someone to take over the remainder of my lease. Lease is good through Dec. 2010. Apartment is paid up to end of July and move in time is negotiable (soon as I get my furniture out). I have lived here for 16 months and would have no trouble recommending the place. Apartment was redone before I moved in and I am a non-smoker and have no pets. If you do a lease app. and qualify/sign a lease I'll reimburse you the $35 app fee. If you take over the lease before August 1 I'll give you $100 towards your Aug. rent. Call 864-419-9681. If I am not available I can get the Apt. Manager to show you the place. Thanks.

You know you can break your lease due to job relocation they can only charge you an early term fee they can't file against your credit as they are claiming to. You should look into the state regulations for lease rental terminations. Its kind of obvious you haven't the regulations vary by state. You don't think your the first person ever to have to term a lease early from job relocation. If they say they are going to hit your credit it is merely a scare tactic. Remember for them its all about the occupancy call the rental property corporate office and talk to someone there don't deal with the jackasses in the office.

I hate how some of the places around here have been offering a "sale" price for renting when you sign your lease, in which they artificially jack up the price and then offer a $200-300 discount per month. I discovered when I tried to break the lease for job relocation, I would have to pay 2 months rent + payback the "concession" ($200-300) for each month I rented. In the end it was going to cost over 2k to break my lease, so I ended up moving to another complex owned by the same people with no penalties.
