needs a recharge, any heating and cooling company can do it. not sure how this works when you are renting though.....not sure if you can pay to get it recharged then send him the bill....doubt it.

Is there ice on the unit at all? If so, turn it off, let the ice melt. Then turn it back on. Don't turn it way down though or it'll just ice up again.

Landlord should fix it. Call 'em. Unless you have an "as is" lease agreement. Doh!

If the interior is 87 degrees, it will take hours to get to 77 degrees. You have to cool everything: furniture, walls, air, everything.

The air coming out of your register should be meat-freezing cold. I just stuck a thermometer in my register and it read 53.8°. GL with it. I went through this last year in the middle of July. It cost me $5900.

It's a little late for today but the line you're showing broken appears to be the drain (not a big deal if thats what it is). The insulated line and coil are the ones you want to be concerned with.

Are you running on a heatpump system? Check the filter and if it's a heatpump also check the water filter as well as sometimes they get clogged as well? When it's running is just the fan running or will it blow cold for 90 seconds and then cutoff (the fan will still run but under the cooling function it will typical sound slightly louder) and then blow hot? Most of the time it's a regulator located outside by the fan unit with will run you about $350 installed.

Good Luck...unfortunately HVAC does not qualify as "emergency" unless you're elderly.

Ok this happened to me at base housin... there should be an inside... unit where u change the filter n everthing... normaly in the hall or what ever... when you turned it on did u set it pretty cold if so the insideunit froze ... turn on ur heater full blast suck it up and listen for dripping. Cuz could be a lot of ice melting.... try that and if no inside portion then forget this message lol n e ways you can't turnit up to low.... condensation plus shiver cold equals hella ice...
