24k seems too low. Give it a try. What's the worse that can happen?

I would def offer 24k. Whats the worst that can happen, they tell you no. With cash in hand they'll sure be tempted

Bro, the deal is a steal regardless. Considering you have cash in hand puts you in a premier spot for negotiation. I would work them bishes! Hope everything works out for you you lucky SOB...
