I am not too familiar with the area as I have lived in Kendal and in West Palm Beach but not in the middle.

But it seems that somewhere around Davie which would be close to I595, I575, Turnpike and I95 woul dbe good or maybe a little south in Weston but that is mainly homes I think.

aventura is a very nice area. the city of aventura was established maybe like 5 years ago and has had lots of money ever since. one of the central hot spots is the aventura mall. it's not more than 5 minutes from the beach. it's about 15-20 min away from south beach. there are a lot of apartments, and some town houses and stuff.

also i dont know if you have a family or not but if you do there are a few neighborhoods that aren't actually in aventura but right outside (around where my family lives) with houses. and again if you have kids the local schools are highly ranked for south florida.

if you want any other more information just ask.

I agree, Aventura is very nice, it has been around for a lot longer than 5 years. It is located east next to I95

Aventura is a very nice area, so don't be surprises if the apartment $$$$ is higher than the rest.

yea i should have explained that. the area was around before just it was considered a part of unincorporated dade county. it was then established as it's own city around 5 years ago or so.

Aventura = pretty pricey
Davie = Hicksville

you can also look at places along I-75... maybe Sunrise. Or you could try a little further south like Pembroke Pines or Hollywood. Dunno. If you are going to be in one area more than another then hedge your location that way. Kendal and West Palm are a good 80 or 90 miles apart so being 40 miles away from both is a ***** of a commute.

Boca Raton has tons of apts or Hollywood near the beach. Theres apts on Sheridan right next to the intercoastal. Personally I wouldn't want to live in Dade county. Boynton Beach has lots of new apts at great rates and they are nice, that would put you next door to West Palm.

If you are located anywhere north of kendall and are going south in the morning down the turnpike, then there is very little traffic. Taking the turnpike north is also great for avoiding traffic.

The big downer is living that far west (i live just 15 blocks off the Turnpike and 8th street exit) is that nothing cool is out west. All the fun things to do are in the beach areas... so beware. If you live east near the coast and north of kendall then you will be going against traffic as well.

If you look at a map just think that traffic is bad going into downtown in the morning and away from downtown in the evening, and the worst highways are 836 (east/west) the palmetto (north/south) and I-95 (north/south).

Hope that helps.
