Looking for Info about Las Vegas 'burbs I guess they would be.
Hi guys,
I'm considering taking a job within my company at our Las Vegas branch. I know the branch office is not located in LV proper, I believe it's west towards Spring Valley. I have emailed one of the gals that works in the branch and she lives in Centennial... seems like that's about 20 mins north from the branch office.
Anyway, just looking to see if anyone lives in these areas and what it's like. Is it real rural? Is there anything to do out there? And also what property taxes are like in Las Vegas area. Just general stuff is all I'm looking for...
Thanks in advance.

I don't live in vegas, but my parents do. I was just talking to them yesterday about this type of stuff. I've been trying to buy investment property their. They said that it is definitely a buyers market right now. My parents live in Summerlin, but mentioned that the spring valley area would be a great place to purchase a home or condo. They said that area is building up quick and that you can still get nicely priced homes.
As far as property tax, it is really cheap.( compared to where I live) The lots out there are not huge and i don't know the exact sq. footage of their house, but to give you an example. They have apprx a $950,000+ house and pay $2400.00 a year in property tax.
Hope this helps!

Thanks for the info! I'm going to check where Summerlin is in relation to where the job would be. Yeah, I can't BELIEVE the prices out there. I can get a 2000 sq. foot home with an in ground pool (SFD, not a condo or town home) and spa for less than $300k.
A property out here like that would be in the 700-800K range.
Wow, the taxes are cheap.. I kind of looked on the real estate sites at the estimated taxes and it was really low compared to here in CA. Anyone know when taxes are collected out there? Like CA it's bi yearly installments.

Hey Anna. The Spring Valley area is a little "older" if you know what I mean. Your best bet for close proximity in new homes is the southwest area of town like Rhodes Ranch, Coronado Ranch, or even Mountains Edge.
Centennial may be 20 min away, but that would have to be at 3am on a Sunday. Real drive times would be more like 30-45 min. Hope this helps.

Your not going to get a 2000Sqft house in Summerlin with a inground pool for 300K. Also the dude that says he parents pay 2400 in taxes on their 950K house must be mistaken. I live in North Las Vegas and the tax rate is 3.3628 on the assessed value.

Anna, if you're single there is a lot to do here. If you are married with kids, there is little to do. This is not the best town for parents. Property taxes vary alot depending on where you live. The tax assesment figures are all over the placed here, so if you do look to buy a home, a Realtor can help you idenify that. Also, my personal feeling is that this is just the beginning of the buyers market, people who have been buying over the last year and who will buy over the next year or so will have to stay in there home for some time to not lose $$. Rent here is about half of what you pay on a mortgage.
I am a mortgage loan officer and I work in one of the most reputable Real Estate offices in town. I AM RENTING! I have a 2,000 sq.ft. home for 1200 a month which would cost roughly 2,000 -2,200 in a mortgage payment not including upkeep and thats on a ninterest only program.
Good luck with your move. Hope everything works out for you.
Oh and we do have a great group of Zers here!

having been a nevada resident for 10+ years, i wanted to share my opinion, the ONLY decent place to live in the US with the name nevada is attached to it is:
the tahoe basin.
Reno sucks
Vegas sucks
Laughlin & Pahrump----don't make me laugh.
if you are going to live in the suburbs I guess that's fine, but then you might as well be in Orange County or something (they all look the same)
as far as cities themselves go, Vegas is a pretty lousy one, can't remember the last time i could stomach the place for longer than 3 days.
very superficial, very pretentious, tweekers, bums, street people, prostitution everywhere, that's why thay have the cheapest flight & vacation deals. because everyone wants to visit, but who really wants to live there? (and please don't send me any statistics, showing the massive amount of people moving there) they are Moths to the flame in my opinion--------S
