Default Open up an autocross lot in Ventura County?

Hey everyone, my mother is considering on getting this cemented lot in Moorpark that is 3 acres big to open up a commercial autocross/go kart course.

Do you guys think it is a good idea and will pay to attend sessions there?

Any inputs are welcome, thank you.

hmm..well as long as she owns it then maybe you can just have everyone that enters the property sign a waiver saying they enter at their own risk. Then you can just have people pay cash and she won't even have to report it as personal business income.

Not to burst your bubble, but I think you should do some more research. It is not as simple as just paving the lot and then letting people on. The insurance issue has already been pointed out. Before you buy the lot, you should look at the local zoning ordinances and laws. Can you use the property for commercial purposes? Are there noise restrictions?

It would really suck to buy the lot, spend money to pave it, and then not be able to use it for your intended purpose. Maybe you have already considered all these issues. If so, you can ignore what I just wrote

Sounds like a great idea to me. The largest issues have already been pointed out, but if this can be pulled off I think you'd see a lot of business come in.

Even with insurance a waiver will be necessary. Forgoing insurance is a terrible idea. For one, the chances of an accident happening is very high and this is California.. lawyers advertise on the tv and radio as soon as they find something that can be sued. It also doesn't help that most waivers don't stand up in court. If someone flips their car and dies, a waiver won't do crap in this state. A jury will side with the plantif regardless of a waiver.

Well, she is not going to buy the land. It is for lease right now and it is located on the hills of Moorpark.
We will check out all the local regulations and legal matters first before we start to do anything.
