Default buying a new home, whats a good area?

Hey guys,

well my family is in the market to buy a house(s). We are currently selling our house in Los Angeles, which we are renting out. And since if we do not invest the money back into another property we will get taxed on the sale of the house.

So i wanted to know what areas will be a good place to stay and have a low crime rate and not too ghetto. my mother would like to stay under the $175k area.

We have been eyeing 2 locations right now.

Fontana, ca and Chino, ca

Why fontana you ask? because you can get a house as low as $50k and we can possibly get 2 houses for the price of 1 in chino. the homes will be fixer uppers of course and we can possibly rent out the homes to gain a profit out of it.

Why Chino? we'll we've heard that it is a good area. theres also currently a house for $175k which looks good. well yeah

are there any other areas which we should look at?

chino is closer to LA... fontana is really far away. unless you work out there, you probably want chino.

i know a few ppl that live in chino... pretty nice areas. very decent homes. i didn't realize you can get a house in chino for 175K... damn...

good luck man... it's a great time to buy.

You can find houses in the high $100's in Ontario, but $175 in Chino is hard to find. Banks are not selling repo's right now. I am trying to buy a rental in that area and banks are not responding to my bids. I even placed a bid $25k over the asking price and silence is all my realtor got! They are holding back. You are going to have to find a house for sale by owner to get something in that area.

If your interested in decent living areas closer to LA at cheap prices, try:

Santa Fe Springs
La Mirada
Whittier
Norwalk Boarders
Montebello

im surprised to hear that ur not getting a response . I used to work for a large bank and our turn around time for offers was 24 HRS. if those are the areas that ur interested in let me know. I know several realtors currently working for reo depts that can help u out.

Canyon Country!! Just bought a house that sold last year for 600k, I sniped it off the market for 330k........Foreclosures ftw

well my mother's plan is to move out there with my step dad, they're both retired and very religious. They'll most likely just go to church and house to house (jehova's wittnesses) she say's that she needs a change. She has been living in LA/La puente for over 20+ years.

i work in whittier, its not really a community that my mother nor i would like her to live in. Nothing against whittier&montebello, its just not for us.

i'll checkout the la mirada/norwalk area. do you know if there is a fillipino area/town there?

ls puente?? hahaa.. i pretty much grew up in hacienda, now i live in diamond bar... waiting for the prices to drop... i really wants a house with a 3 car garage... hahaha... but i cant afford 700 to 800k... fak.

but yeah good luck on the search... if your folks are retired, the it shouldn't be a problem being a little further away. did you guys consider corona or something? i know they have nice houses there for a very reasonable price. also, let zenpato help you know. he's knows a buttload on this real estate thing.

how's diamondbar treating you? thats a good area from what i heard/drive through.

i feel like buying a cheap house in fontana, did a quick search and found some fixer uppers for $50k! lol! i can probably rent it out.. just imagine the rent on that sucka, like $500.00?

i'll also checkout the neighboring cities

I live in Canyon Country. Santa Clarita is a nice area but I would say Canyon Country and Newhall are the worst areas of Santa Clarita.

chino is a good value if you can stand the cow smell and lots of flies and bugs.

yeah the 300k houses in diamond bar is pretty old... and even tho the neighborhood is decent... i want to buy close to where i am right now. i love this neighborhood... i'm the worst neighbor around here with car all jacked up on the weekend and stuff... haha. they probably hate me when i borrowed my friend's compressor.

the houses here in my neighborhood are about 500k-800k... trying to stay on the hills here.

nate, i like diamond bar, close enough to everything and the area is clean, well compared to hacienda and rowland. and it's close enough to everything. it's a little pricy tho. i bought my current place due to me needing a tax deduction. but really tho, i love the neighborhood. if you are west of grand, the school district is one of the best around, walnut school district. us chinos love the school district, so it will be easier for me later to rent/sell my current place.
