Vortech running super lean! Help

Vortech running super rich! Help
I recently bought a prestige PPW 350z from a 60 year old man. I drove the car back home and ran it a few times after tune ups. The runs very healthy but I do smell a very rich raw gas at time.
I took it to my friends dyno and we made 278whp!?! @ 4.9 psi. The AFR went from 12-8 all the way. It was ridiculously rich!
I have read the Vortech FAQ but nothing in there answer this question. We called Vortech and they told me that the R4 was locked. When we went in it was showing 10.4 the whole map, giving us false information.
My friend told me, its best to remove the R4 and pay $300.00 credit to a company that tweaks the ECU which is a lot better. We wanted to called Vortech and ask them if we can have a release to unlock the ECU and just use R4 which is the cheapest way. I think Vortech is lying.
So my question is how did the R4 become so rich? Wasn't it set to Vortech standards?
Do most people go after different tuning softwares?
P.S The spilt second AFR reader is off since its not connected. My friend said it has nothing to do with it.
It's my first S/C vehicle, sorry for the noob questions. Thank you guys.

Yeah it might be the wrong version for the hardware. It would show 10.4 though out the map. I just want it to run perfect, I don't care if it doesn't make full 380whp.
Thanks for the reply kind sir. If anyone can share the software and tune for nismo header and exhaust system. That will be great.
EDIT: My belt slips during start up. I heard the car runs very rich after the belt starts slipping. The owner did provide me a good year belt for the 350z.
