Closed on a Lot today, yahoo. Will build in about 2 years. Going to keep living in our town house to save up the flow.

Went Bass fishing last weekend. Only caught one, but fun as hell.

 

That's a killer view! How much of a net price differnce is it to buy land and build yourself? I dont need exact figures (its rude to ask), just need $50k, $100k, etc.

 

Thanks, We love the view, but I have always loved the high desert type views. I work with guys from Scotland and England and they think the landscape sucks in the desert, haha- to each their own. Your question is quite hard to answer. I think every state would be different. For me, in Farmington, NM it will be cheaper to build rather then buy an older smaller existing home. The housing market crisis and reduced prices havent really hit our area, our prices here are still very high compared to say Texas, Oklahoma, midwest etc. For a decent older 2000sq ft home with no view, I would have to pay about 325k. For my lot and to build a larger 2400sqft home I may be all in for 290-310k. So about a 20-30k savings but with a nicer view, nicer neighbor hood, brand new home, and designed the way my wife and I want it.
Lot loans from local banks are pretty decent right now. We were required to put 25% down and then got 6% fixed for a 15yr loan, so basically a couple hundred a month payments which aint bad. We will sit on it for about 2 years while savingv up some more cash so that we can build what we really want not just what we could afford right this minute.

 

Sounds like you and the wife have put some thought into it. Your decisions seem to be the right ones. I have always been baffled on building a home from the ground up. You dont see this much coming from Los Angeles. Best of luck on your future plans.
