Such a big piece of chit, everything the old owners did was halfassed, just to get by.
Just remember there will always be deals out there. no matter what market. Just make sure you have enough money to get the things done that need to be done asap. Also make sure the key things are good to go.

Yeah most def. The house was built in 2005 (vs 1905 like most of the city) so HVAC and Plumbing are all good. (Will need to be verified by home inspector of course but the AC is blowing cold at least.) Im definitely gonna get lots of before and during pics (as I assume much like a car I will never be "done") We shall see. Like i said this is my first time with all this chit so im a little scared but my GF is pretty well versed so it makes it a little easier.

I gave the women 1200 to lower it to 1700 a month and she let us out of it. It sucked, but i couldnt move on this house until I was free of that lease. Im sure there were other ways out of it but thise was just the easiest.
I should note that I havent officially bought it yet. Its a short sale so it will take a while and may not turn out in our favor but its worth a shot.
Jgrizz, you should consider having painting parties. We used to do that in my office, 4-5 of us would go over each other's places and knock out paint work in one day. We did 3 rooms and a hallway/foyer in one shot last time.
Most homes unless brand new will require some type of upgrade. My place still needs the bathroom gutted, an updated kitchen and some new harwood before i'll be ready to sell it and move on to something bigger/better.
yeah they were like buy the dampening alone or send it in then we will let you know if its under warranty or your faulty driving.. so pretty much im screwed if its under warranty ill be very surprised even tho i avoid all bumps and potholes at all cost but will see ill have pics up soon
