Georgetown, Washington DC safety
My little sister is going there for school (Georgetown University). She will need to move to there and rent apartment. Is there good places that she can stay and still can get to school easily? My coworker told me to stay away from Northeast region of Washington DC.

Georgetown is an upscale area.....it is heavily policed, and the rif raf for the most past stays SE of there. I don't even want to know what rent for an adequate apartment is near campus. SE DC is the gutter.
If she's going to Gtown U, she won't be anywhere near NE.
SE DC is the hood. NE is a not quite as bad.
Gtown is in NW......best part of city, but not immune to crime. Very very very VERY expensive rents unless you want to live in a closet with 6 other people.

The area around the Nationals stadium in SE is nice. Near Georgetown, Dupont circle, Adams Morgan, and Cleveland Park are the best areas for the younger crowd. Her best bet probably is to find a small place in Georgetown. There's very little parking and no metro into it.
I have worked at the University for 12 years now. Her best bet is to find a place in or near Dupont circle and catch the GU shuttle on campus. It picks up near the metro and runs every 10 min during rush hour and every 20 min there after. Anywhere near campus is very expensive and even though it is relatively safe here. They still have crime. Another option is to live somewhere near Roslan VA. Again there is a GU shuttle bus from there to campus and may be a little safer over there.

I used to work as a building security guard in Dupont. Definitely safer than SE, but i do recally having to call the police after one of our residents got punched in the mouth and robbed of her purse.
My recommendation. Rent for the first year while looking at options to buy (if possible). All the areas mentioned above are highly sought after areas (even in this market) and I recommend looking there and even adding Arlington to the list as GU shuttles run there as well. After her first year (she will have established relationships with friends and social groups) buy a condo with 2+bedrooms and rent the extra room(s) to her friends. End of school....sell condo and most likely make money on the property investment and minimizing your bleeding for "rent" while she's in school.
I have 50+ condos for sale currently in Arlington after just completing a project but they're large and expensive stating at about $675K for the 2 bedroom in Arlington off Rhodes St. You can find cheaper around honestly. Our product is more towards the high end of the market.
