THE NT05:
Not bad choice though...Nitto sponsored me once and I ran the NT05....

For a street, autoX tire its not bad at all! great predictable handling...where the RE-11 gets my vote is from the stiff sidewall.......and for drifting only.....as i wouldn't consider it a smooth or a comfortable daily driven tire, well at least not over the NT05....the NTO5 would be a better choice for that...also know that the NT05 is a 6/32 tire.......its not a super high thread so its life expectancy isn't gonna be there for more than 20k if that...

Funny you ask Chris. We found out this morning that our bid was accepted on a HUD foreclosure. Pretty exciting because we looked at a little over 50 houses (no joke - 50+) and this is 1 of 2 that we really wanted. The other choice was just a tad bit out of range for us, so this one was just right. Now it's time to shell out the dough. I'm finding out that buying a house costs a bit of money.

He does GREAT work for the most amazing prices. I had him tint my wife's Altima last year and it was the most thorough tint job ever. I recently called him about redoing my door windows (not previously tinted by him) cause I had to strip them to pass inspection. He quoted me a dirty cheap price. I'll be seeing him for that soon.

tquill - funny thing is when I called him he was like "doesn't your wife drive a G37 that I just tinted?" Guess that was you guys.

from what I understand an gnihtythat you bid over the minimum bid you have to put as a down payment. At least that's what they made my friend do. The minimum bid on his house was $60k and he bid $64.4, won and they made him put a minimum $4400 down.

trying to see if anyone can give me any help with this...recently my passenger window would give me issues on rolling back up...i can hear the circuit clicking over there but nothing happens...its not stuck or anything like that...what should i check ? i dont wanna take it to the dealer and pay mula for something so simple probably...

Yeah....they do cost a bit of cash from your pockets, Savings, 401k's, and Parents ! Lol

I don't think that is correct Pat. I've never heard of that before on a purchase of a house that you bid on. Especially if you bid over the asking price. Your DP of the house will depend on how much you personally want to put down on it minus the closing costs. Some people put as little as 1-2 % down when they purchase a home....or as much as 80% on a home. Just depends on how much you want your payments to be & for how long !

Kinda like a car payment but for a lot longer.

Find a reputable inspector and have it thoroughly inspected. HUD is buy as is and you would be amazed at what problems the House could have . My neighbor bought a HUD home.. no one told him the water heater had been weatherized. Once the electricity turned on the water heater exploded flooding the age house and he had to pay out of pocket for damages. Insurance wouldn't cover and the bank holding the loan said he bought as is even though the bank was the one that put the chemical in to protect it while it sat empty.

This is a HUD foreclosure. Just to clarify a few things... We didn't offer full listing price - we got it for 95% of what they had listed.

Patrick is correct. If we were to bid over the list price just cause we wanted it that bad, then we would be out of pocket for anything over list price. This happens when your appraised value matches list price and you aren't going to get the government to loan you more than appraised value. (*They try to avoid selling into another foreclosure*).

As far as buying "as is"... Yes exactly right. However, this home was built in 2005 and we looked at it already. We didn't find any problems, but that's to the untrained eye. I have a good friend that used to inspect homes and he's gonna check it out. We will also pay a currently licensed inspector to fully inspect it. We will have AT LEAST two good inspections. We will de-winterize to avoid any water heater catastrophes.

We have a good realtor who is also a friend of many years. He knows his stuff and treats us right. As far as that goes, anyone needing a realtor let me know. He's good.

Why do people find it necessary to wreck a company vehicle right before I'm supposed to get off work??? Now I have to wake up both of my bosses and have one of them come out here. Plus all the paperwork, call the police to do a report for client property damage, drug test the employee, take pictures and wake up the owner of the property that the employee damaged. Doesn't help that I still have work to do tonight. I better get overtime for this.....

This is what I do for a living... real estate investor.

I market and buy houses off of homeowner before they get in to foreclosure and then turn around a resell them. "Short Sale"

If a mortgagor owes 300k on a house we negotiate with the banks to buy it at what the current market can bare (usually about 60k or more off of the original balance)

So if you are working with a realtor in regards to a property like this you can usually get a great deal but you have to fight for it and give it at least about 6 months for the banks to agree.

And honestly since they have already foreclosed on this house I am sure the bank would accept less than the asking price of the listing. They have so much inventory on their hands than what they can handle that they will take lower. If the bank has an appraisal done or Brokers Price Opinion (BPO) whatever value that comes in at they try to stay at the apppraisal price but they will take 85% of that price and can go lower.

Most homes when they get foreclosed on tear these things up!! Examples flushing concrete mix in the toilets and down the drains etc

But I wish you good luck and congrats when you do get it!
